Taking the Department of Engineering of Datang Four Seasons Garden Administration as an example, the paper by surveying the department and a large number of owners in the community induces many problems that have influenced the daily operation and management of the department, such as: unclear division of the range of residential property services, bad servicing awareness of the staff in the department, lacking of thorough reacion-supervision-feedback mechanism in the daily working process of the department, staff shortages and inadequate of technical competence and mess in the management of maintenance items of the department. By further analysing the causes with the combination of the specific circumstance, it raises the suggestions correspondingly, including clearly defining the range of residential property services, reducing service disputes; strenthening the servicing awareness of the staff in the department; perfecting the reation-supervision-feedback mechanism in the daily working process of the department; solving the problem of staff shortage, improving their technical competence and establishing the management system of maintenance items of the department, by implementing which the level of daily operation and management of the Department of Engineering in the Datang Four Seasons Garden has been improved.
